Rockville, MD/McLean, VA (February 2007)– SCHEER PARTNERS BROKERS SALE OF 30-ACRE SITE TO TERREMARK WORLDWIDE FOR NEW DATA CENTER CAMPUS IN CULPEPER COUNTY, VA FOR $4.4 MILLION

CULPEPER COUNTY, VA --- Scheer Partners, a regional full service commercial real estate firm, announced it brokered the sale of a 30-acre site in Culpeper County, Va. to Terremark Worldwide to accommodate a new state-of-the-art data center campus. The purchase price for the site was $4.4 million.

C. Todd McManus and Dan Gonzalez with Scheer Partners represented Terremark in the transaction. In addition to providing site selection services and transaction management, the team also assisted Terremark in obtaining Virginia tax incentives and financial incentives from the Governor’s Opportunity Fund.

The purchase of the property and development into a data center campus is part of Miami-based Terremark’s announced plans to expand in the Washington area. The master plan calls for five data center facilities that can each yield approximately 50,000 square feet. The facilities will be highly secured stand-alone structures that could house either commercial or federal government customers.

Terremark plans to break ground on the first facility in June of 2007 and anticipates it will begin deploying customers during the third quarter of 2008.
An official ceremony, attended by Virginia Governor Tim Kaine, commemorated the purchase. Gov. Kaine said, "Terremark's new campus will be among the largest colocation data center sites in the United States. High tech expansions of this caliber are a focus of my administration and the high-paying jobs it will generate will be a great asset to the region."
