Vantage Communications Relocates Northern Virginia Office with Mike Norris

Tysons Corner, VA (May 16, 2007) – Scheer Partners Inc., a leading provider of commercial real estate consulting services in the greater Washington metropolitan area, announced today its representation of Pennsylvania-based Vantage Communications, a hosted IP telephony company, in the lease of their new Northern Virginia office in Tysons Corner.

Vantage Communications was operating out of an executive suite and sought a permanent facility to accommodate growth and enhance area presence. Scheer Partners went to work in identifying and structuring a transaction that would accommodate these goals while maintaining lease flexibility and low cost for Vantage. “We needed a short-term lease for now, and didn’t want to commit to anything too big or too small. We don’t know how much, if at all, we’ll grow in even the next year. We found something with plenty of space for expansion for the next 19 months,” said Doug Fagan, Vice President, Operations & Customer Support, at Vantage Communications.

Growing companies like Vantage Communications cannot settle for an off the shelf solution; Scheer Partners was engaged to identify and negotiate a unique opportunity that competitive with its peers. “Finding something short-tem and small was a challenge, especially realizing no one will give tenant improvement allowances for those requirements. It was difficult to find spaces from landlords, so we ended up subleasing a space,” added Fagan.

Investigating the existing conditions of a facility becomes even more important with short-term spaces. “Some companies view office space as a commodity, as opposed to an important business process. Companies taking a more strategic view realize the importance of preparing for hidden costs such as permitting, furniture and especially information technology,” said Mike Norris, Director, Scheer Partners. Fagan advises companies with similar requirements to “find a space that has good access for voice and data connections.”
