			<content:encoded><![CDATA[<p>Gaithersburg, MD – Gaithersburg’s central location to the four existing hospitals in Montgomery County, as well as a fifth one in the planning phase, makes it a prime destination for health-care practitioners looking to grow in the county by serving thousands of newly insured patients in these markets.</p>
<p>Says Scheer Partners Vice President Matt Brady, “We believe that Gaithersburg’s midway point between the various hospitals throughout Montgomery County will generate interest from many different types of medical practitioners. Doctors and others preparing for new federal regulations that go into effect over the next few years may gain a strategic advantage by securing space in a submarket we are confident will benefit from additional health-care services.”</p>
<p>One shining example of this trend is the Cancer Center at Gaithersburg, which got completed in July of 2011. “As we evaluated options to build our new state-of-the-art cancer center, we chose Gaithersburg because of its central location in Montgomery County, easy access off I-270 for residents, and our goal to elevate the level of cancer care, especially in the field of radiation oncology,&#8221; says Anu Gupta, MD, who runs the Cancer Center at Gaithersburg.</p>
<p>From a health-care delivery standpoint, this area is underserved, Scheer Partners executives say. To that end, the Rockville-based company, the leading provider of fully integrated commercial real estate services for the health science industry in the Washington and Baltimore metropolitan areas, announces today that it is currently marketing – and expects strong demand for – nearly 75,000 square feet of medical-related space in Gaithersburg.</p>
<p>North Bethesda-based Guardian Realty Investors, for one, recently hired Scheer Partners to lease its 50,549-square-foot building at 501 N. Frederick Ave., where 35,000 square feet of fully improved medical-office space will become available by March 31 of 2012, when Kaiser Permanente expects to consolidate its local operations at a separate Gaithersburg facility.</p>
<p>Scheer Partners Vice President Nate Crowe and Associate Jamie Rash, who are handling the marketing duties for 501 N. Frederick Ave., say that they are initially targeting pediatricians, dermatologists, internal-medicine professionals, and obstetricians/gynecologists, among others, to make use of the current medical suites that Kaiser Permanente will vacate.</p>
<p>Imaging centers, primary-care physicians and surgery centers could also benefit from the existing infrastructure and occupy this building with minimal construction costs. The landlord will break up the available space as tenants are secured, though the architect has identified potential suites ranging in size from 1,300 square feet to an entire 17,000-square-foot floor, Rash says.</p>
<p>Capitalizing on the need for medical space in Gaithersburg, Pasadena, Calif.-based Alexandria Real Estate Equities has a 26,000-square-foot building at 620 Professional Drive that is entirely available for lease and would make a good option for surgery centers and other providers, says Brady, who is marketing the space along with Robert Scheer, the company’s founder and president.</p>
<p>Similarly, the 53,000-square-foot building at 21 Firstfield Road, which already is home to several life sciences firms, is devoting about 7,000 square feet of space to specialized practitioners, says Brady, who leases this facility on behalf of the Greater Washington Life Sciences Fund, a joint venture of Scheer Partners and the Chevy Chase-based JBG Cos.</p>
<p>Finally, small health-care providers have the opportunity to buy medical suites at 438 N. Frederick Ave., a 66,000-square-foot building owned by a group of private investors where roughly 6,000 square feet is available for purchase. Brady and Crowe market this space for the landlord.</p>
<p>The continued growth in the upper parts of the county, the thousands of newly insured patients resulting from federal legislation taking effect over the next few years, and Gaithersburg’s “midway location” between the area’s major hospitals, make this area especially well suited for general practitioners and specialty groups looking for secondary locations or to gain a foothold in Montgomery’s expanding medical markets.</p>

<p>The leading provider of fully integrated commercial real estate services for the health science industry in the Washington and Baltimore metropolitan areas announces today that Rockville-based Adventist HealthCare has engaged Scheer Partners to market a 97,000-square-foot medical-office building at 19735 Germantown Road.</p>
<p>Scheer Partners Senior Vice President Henry Bernstein, Vice President Nate Crowe and Associate Jamie Rash are handling the leasing assignment for 19735 Germantown Road, which features a prime location near Germantown Town Center as well as close proximity to Interstate 270.</p>
<p>At 19735 Germantown Road, Bernstein, Crowe and Rash are targeting various types of medical-related tenants. On the first and second floors, spaces ranging in size from 1,800 square feet to 4,000 square feet are available, and these suites would ideally fit physician practices.</p>
<p>Meanwhile, on the third floor of 19735 Germantown Road, there is 27,000 square feet of shell space that could get broken into configurations as small as 5,000 square feet. Here, the Scheer Partners team looks to line up larger practices or tenants such as health-care clinics.</p>
<p>“We are extremely excited and pleased that Adventist HealthCare has called on us to secure additional companies and organizations for this high-quality medical-office building in Germantown,” Bernstein says. “Given the ever-increasing demand for health-care services in the northern parts of Montgomery County, we are confident that 19735 Germantown Road will attract strong interest from prospective tenants.”</p>
<p>With this latest listing, Scheer Partners now controls the two largest blocks of medical-office space in the county; the second is 501 N. At this property, Scheer Partners is eyeing general office users, as well as health-care companies and medical practitioners.</p>

<p>Rockville-based Scheer Partners, the leading provider of fully integrated commercial real estate services in the Washington and Baltimore metropolitan areas, announced today that Douglas Legum Development has engaged the company to market 200 Professional Drive, a 63,000-square-foot building in Gaithersburg.</p>
<p><strong><span class="Apple-style-span" style="font-weight: normal;">Scheer Partners Vice President Nate Crowe and Associate Jamie Rash are handling this leasing assignment and will target large office users, as well as health-care companies and medical practitioners. Crowe notes that 200 Professional Drive, with a rental rate of $19.50 per square foot (full service) and roughly 48,500 square feet of available space, is a strong low-cost option in the Gaithersburg submarket.</span></strong></p>
<p>This building’s location is also appealing, especially given the proposed new interchange at Watkins Mill Road and a nearby town center in the works, he says. “This is an opportunity for tenants to come in now at a below-market rate and take space in a quality building with a motivated landlord,” Crowe says.</p>
<p>Features of 200 Professional Drive include a completely renovated entrance, lobby, common areas and restrooms; a beautifully landscaped campus setting; first-class architectural detailing; building signage available for tenants that is visible from Route 355; free parking; and easy access to Interstate 270.</p>

			<content:encoded><![CDATA[<p>Rockville, MD – More than two decades after they both served in executive capacities at the Shannon &amp; Luchs Company, Kenneth Luchs and Robert Scheer are teaming up.</p>
<p>Scheer Partners, the leading provider of fully integrated commercial real estate services for the health science industry in the Washington and Baltimore metropolitan areas, announces today the appointment of Luchs as a senior vice president. In this position, he will focus on, among other things, representing health-care tenants and owners of medical-office buildings in the D.C. region.</p>
<p>For five decades, Luchs has worked in real estate, and his experience spans most areas of this sector, such as commercial and residential brokerage, appraisals and consultations, development, insurance, mortgage lending and property management. His varied background will prove instrumental as he secures new business for Scheer Partners across its different service lines, including acquisitions, commercial brokerage, construction management, development, facilities management, property management, and strategic planning consulting.</p>
<p>“Relationships are extremely important to me, and relationships are also what Scheer Partners is all about,” Luchs says. “This firm has a long-standing track record and stellar reputation in the biotechnology space, and more recently it has expanded much deeper into the broader health-care industry. I look forward to playing a key role in Scheer Partners’ ongoing growth in the medical field.”</p>
<p>Luchs and Scheer first got to know each other while at the Shannon &amp; Luchs Company. Scheer managed the company’s commercial brokerage business in Maryland prior to founding Scheer Partners in 1991. And Luchs, who began his 32-year career with the firm in 1961, served from 1989 to 1993 as president and CEO of the Shannon &amp; Luchs Company, one of the largest full-service real estate firms in the Washington market, which Luchs’ grandfather co-founded in 1906 and, at its peak, employed several thousand people stationed in dozens of local offices.</p>
<p>In 1993, the Shannon &amp; Luchs Company was acquired by two firms – the Polinger Companies (now the Polinger Shannon &amp; Luchs Company) and Weichert, Realtors – that bought the commercial brokerage/property management and residential brokerage businesses, respectively. The insurance division, purchased by its employees, is today known as the Shannon &amp; Luchs Insurance Agency.</p>
<p>Since the Shannon &amp; Luchs Company’s sale, Luchs has primarily concentrated on commercial real estate consulting and brokerage, such as the leasing and selling of office and apartment buildings, warehouses, shopping centers, hotels and land. “I have no desire to ever retire,” says the 73-year-old Potomac resident. “I love real estate and want to stay active. I’m thrilled about this opportunity. I have a lot of respect for Robert. Scheer Partners is a growing company that keeps expanding beyond its historical niche in the life sciences.”</p>
<p>The Luchs family has long-time roots in the local real estate scene. Ken Luchs, his father and his grandfather have all served as president of what is now known as the Greater Capital Area Association of Realtors. Ken Luchs has also served on several other boards, including those of American University, the National Savings &amp; Trust Company, the Washington Hebrew Congregation, and Woodmont Country Club.</p>
<p>“I am absolutely delighted that Ken has joined our firm,” says Scheer, who is also the president of Scheer Partners. “He has built up countless relationships over 50 years in this business, which will undoubtedly help Scheer Partners as we enter our next level of sustained growth. 			<content:encoded><![CDATA[<p>Rockville, MD – An international supply-chain solutions company has inked a new lease for nearly 40,000 square feet of space at the DANAC Stiles corporate campus in Montgomery County.</p>
<p>Scheer Partners, the leading provider of fully integrated commercial real estate services in the Washington and Baltimore metropolitan areas, announces today that it has negotiated on behalf of JDA Software Group in a 38,000-square-foot lease at 9713 Key West Ave., which is part of a three-building, 282,000-square-foot complex in Rockville.</p>
<p>Robert Scheer, the founder and president of Scheer Partners, and Matt Brady, a company vice president, represented JDA Software Group in the new 10-year lease, which features office and training space.</p>
<p>“We’re extremely pleased to have completed this transaction for JDA Software Group at 9713 Key West Ave., a well-constructed facility that has convenient access to major highways such as Interstate 270 and is also surrounded by numerous amenities like restaurants and retailers,” Scheer says.</p>
<p>Scottsdale, Ariz-based JDA Software Group first occupied space at the DANAC Stiles corporate campus about five years ago, dating back to its acquisition of Rockville-based Manugistics Group, a publicly traded provider of synchronized revenue-management and supply-chain solutions.</p>
<p>When JDA Software Group made this purchase in 2006, the Arizona company picked up the local firm’s lease of the entire 282,000-square-foot complex at 9713, 9715 and 9717 Key West Ave., which had served as Manugistics Group’s headquarters and is owned by Newton, Mass.-based CommonWealth REIT.</p>
<p>Brady says that JDA Software Group scouted sites both domestically and internationally for its space, but the company ultimately decided to stay in a location that it has called home for half of a decade. “We are glad that JDA Software Group is remaining in Montgomery County,” he says.</p>
